Homes took a median 35 days to go under contract and 74 days from listing to sale. There were 4,625 active single-family listings, representing a 3.9-month supply of inventory.
Those numbers don’t mean homes aren’t selling. They mean buyers generally have more leverage than they did during the ultra-competitive market of a few years ago.
For sellers, pricing, condition, presentation, and marketing matter.
Why Selling Before the End of 2026 Could Make Sense
Waiting until spring is common advice in real estate, but it isn’t automatically the right decision for every Tampa homeowner.
One reason to consider selling now is competition. Waiting until 2027 could mean listing alongside other homeowners who had the same idea.
There are also still buyers actively looking toward the end of the year. In fact, recent research found that Tampa’s late-fall market historically gives buyers more options and less competition, with homes remaining available longer than during the fastest part of the year.
That means sellers need to be realistic about the market, but it also means serious buyers are still out there.

This is where I’d be careful with anyone promising you a definitive answer.
No one can tell you exactly what your Tampa home will be worth six months from now.
Mortgage rates, inventory, buyer demand, the economy, insurance costs, and new listings can all influence the market between now and 2027.
Florida’s broader market has recently shown signs of leveling rather than moving dramatically in one direction. In August, statewide single-family inventory declined 13% year over year while the statewide median sale price increased slightly. Florida Realtors’ chief economist described the recent data as more consistent with a market leveling off than suddenly changing direction.
But statewide numbers — and even countywide numbers — only tell part of the story.
Your Neighborhood Matters More Than the Headlines
One of the biggest mistakes homeowners can make is trying to apply a Tampa-wide market headline directly to their property.
Real estate is incredibly local.
A renovated home in South Tampa can be experiencing completely different buyer demand than a home in Wesley Chapel, Seminole Heights, Riverview, Carrollwood, or another part of the Tampa Bay area.
Even within the same neighborhood, two homes with similar square footage can sell for very different prices depending on:
- Condition and renovations
- Lot size and location
- Flood zone
- Roof and major systems
- Floor plan
- Pool and outdoor space
- Comparable recent sales
- Current competing listings
That’s why your decision shouldn’t be based solely on whether someone says Tampa is a “buyer’s market” or “seller’s market.”
The better question is:
What is happening with homes like yours, in your area, right now?
Should You Sell Now or Wait?
If you’re trying to decide whether to sell your Tampa home now or wait until 2027, start with three questions:
What could my home realistically sell for today?
What would I gain by waiting?
What needs to happen personally or financially before I’m ready to move?
If waiting gives you time to make meaningful improvements, prepare financially, or line up your next move, waiting may make sense.
But if you’re ready to sell and the numbers already work for you, waiting solely because you assume your home will be worth significantly more next year is a gamble.
